Window Glass Repair in Cranford, NJ — Broken, Cracked, Foggy, Storm Damage, Break-In, Emergency Board-Up, Single Pane, Double Pane, IGU Replacement. Call Us, Let's Fix It.

It should be replaced before winter. A crack in a single-pane window will propagate when the temperature drops significantly — the thermal stress at the crack tip during a hard freeze is typically enough to extend the crack or separate the pane at the crack line. Beyond the risk of full breakage, a cracked pane allows cold air infiltration at the crack width and loses its weather seal. A cracked outer lite of a double-pane IGU allows moisture infiltration into the fill space, accelerating the seal failure and causing fogging at the inner glass faces. Same-day replacement is available for the common single-pane sizes; double-pane IGUs require 2-3 days for fabrication.

Yes, in most cases. If the window frame, the sash, and the operating hardware are in good condition, we replace only the glass — either the single-pane unit or the double-pane IGU — while keeping everything else. This is called replace window glass only, and it is typically 40-60% of the cost of a full window replacement. The exception is when the sash frame has failed from moisture, the operating system is non-functional, or the frame dimensions prevent a standard replacement IGU from being fabricated to fit. We assess the frame condition at the service call before recommending the repair scope.

Not the same mechanism, but the repair is similar. Fogging between the panes means the factory hermetic seal at the spacer perimeter of the IGU has failed and humid air has infiltrated the fill space — the silver-grey condensation that forms on the interior glass faces in the cool morning is the moisture from that infiltrated air. The glass itself is intact, but the insulating function of the IGU is compromised because the argon fill has been displaced by regular air. The repair is replacing the IGU — the same procedure as replacing a broken IGU — while keeping the existing sash and frame.

Call (201) 380-0166 for the 24-hour board-up response. The priority is securing the opening before the glass replacement is scheduled — an open window overnight in cool or cold weather creates a heating emergency in addition to the security exposure. Do not remove glass fragments yourself without heavy gloves and eye protection; leave the frame condition as-is for the police documentation and the insurance adjuster photograph before the board-up team arrives. We secure the opening with the exterior plywood board-up, photograph the condition for your insurance documentation, and schedule the glass replacement for the earliest available appointment.

Coverage depends on the cause and your policy. Storm damage — a branch strike, hail impact, or wind damage from a named storm — is typically covered under the dwelling coverage of a standard homeowner policy, subject to your deductible. Accidental breakage is covered under some policies and not others. Break-in damage is typically covered under the dwelling coverage as part of the vandalism or theft coverage. We provide the written documentation — photographs, glass specification, and itemized estimate — that the insurance adjuster requires to process the claim, and can work directly with your insurance company on payment for covered repairs.

A properly installed plywood board-up at Cranford will remain weather-tight for 2-4 weeks under normal conditions. The limiting factors are the nor-easter wind load — a properly fastened board resists the 60-70 mph coastal wind load, but a board that was installed in haste at a surface set without perimeter fastening may not — and the rain infiltration at the board-to-casing gap. We seal the board perimeter to the casing at storm-exposed positions to extend the weather-tight period. We recommend scheduling the permanent glass replacement within 7-10 days of the board-up to avoid the extended period of heating and cooling energy loss and to restore the natural light to the affected room.

Tempered glass is heat-treated to be approximately four times stronger than annealed (regular) glass and to shatter into small, rounded fragments rather than sharp shards when broken. Building codes require tempered glass at hazardous locations — within 18 inches of the floor, adjacent to a door opening, in bathrooms, in stairway landings, and at specific window positions near tubs or showers. If your original window had tempered glass (look for the etched mark at the glass corner), the replacement must also be tempered at that position. In double-pane IGUs for standard residential windows above the hazardous location thresholds, the glass type is typically annealed unless the original specified tempered for impact resistance at the exposed coastal position.
