Origin
The repair is the easy part
Most of this trade is organised around the fault. Somebody rings, something is broken, we fix it. That works in a state of detached houses with driveways and single owners.
New Jersey is not that. It is the most densely populated state in the country, with an enormous share of renters, two and three-family houses, condominium units and attached housing. Before anybody can fix a door here there are three other questions: whose door is it, how do we physically get to it, and is there an inspection or a permit attached to it.
We kept watching people pay for repairs their landlord owed them, commission work their condominium association controlled, and book inspection findings three days before the inspection when the one finding that takes a half day was sitting at the bottom of the list.
So we built the company around those questions rather than around the fault. The fault is usually a cord, a strike or a roller, and we have been fixing those for years.
Method
Four things we hold to
One
Ask whose it is, first
If you are a tenant paying for a landlord's repair, we will say so before we quote rather than after we invoice.
Two
Repair first, replace last
We fit replacement doors, which means that order costs us money. We publish it anyway. Windows we do not replace at all.
Three
Be straight about permits
We will not tell you a job does not need one to make a quote look cheaper, and we cannot sign off compliance. The inspector decides and we say so.
Four
Sort the access before the day
Parking, stairs, keys, building management, certificates of insurance. All of it arranged in advance rather than negotiated in a lobby.
People
Who turns up
A narrow trade worked every day. Our technicians handle the same assemblies constantly — weight-and-pulley sash in Newark, Jersey City and the older river towns, shared entries in three-family houses doing light commercial duty, builder-grade patio doors through the suburbs, corroded hardware on shore properties, and storefront closers on main streets across the state.
They arrive in a stocked van, and the diagnosis starts on the phone, because in this state a second visit is usually a parking problem rather than a parts problem.
They will also tell you plainly when something is not yours to fix, not ours to certify, or not worth doing at all.
Homeowners
Doors, windows, locks, frames, showers, screens and sliders, in one visit where we can.
Landlords
Turnover work and inspection findings, several units together and invoiced as one.
Property managers
Multiple addresses, consistent standards, certificates of insurance and paperwork that suits an agent.
Businesses
Storefront entrances and rear service doors, scheduled around trading.
Not offered
Replacement windows, rekeying and lockouts, automatic doors, certified panic hardware, fire-rated assemblies, plumbing and masonry.
